Three Step RTU Planned Replacement Program:

If your HVAC equipment is nearing its end of life, about 12 to 15 years, and if it fails in the middle of the summer, you will likely end up paying a premium to repair or replace the unit.  The replacement unit may not have the right features, or even be the right size, because the need to restore air conditioning could force you to make short-term trade-offs.  Don't let this happen to you.

Past the BIM basics

Over the years, CES has seen major advances in our application of CAD/BIM technology.  CES has moved past the BIM basics (clash detection, quantity extraction, and logistics) and have transformed of how we execute our projects.  
Evolution in the technology and application of CAD/BIM has necessitated the development of a VDC Department within our organization. 

CES's Icewall technology can be seen around the world.

CES began establishing itself as a special effects contractor in the mid 1990's.  The Universal Studios' Terminator 2 and Twister attractions launched CES's special effects reputation.  In 1999, CES's invented the Icewall.  

This innovative proprietary design solidified us as a go-to company for special effects systems.  CES designs and builds each custom Icewall at its corporate headquarters in Longwood, Florida.

Where Legionella Can Grow or Spread

Legionella can grow in many parts of building water systems that are continually wet, and certain devices can then spread contaminated water droplets.  Some examples of devices where Legionella can grow and/or spread through aerosolization or aspiration (when water accidentally goes into the lungs while drinking) include: 

Developing and maintaining a water management program is a multi-step, continuous process. The key steps, listed here, are explained in more detail below.

According to the CDC, among the Legionnaires’ disease cases definitely associated with health care facilities:

• 80 percent were associated with long-term care facilities,
• 18 percent with hospitals, and
• 2 percent with both
• Cases were reported from 72 unique facilities, with the number of cases ranging from one to six per facility
• 88 percent were in people 60 years of age or older

ASHRAE's recommendations regarding Legionellosis are contained in ASHRAE Standard 188-2015, Legionellosis: Risk Management for Building Water Systems, and the ASHRAE Guideline 12 -2000, Minimizing the Risk of Legionellosis Associated with Building Water Systems.

ASHRAE recommends that cooling towers should be designed, installed, operated, and maintained in accordance with ASHRAE Guideline 12 -2000 to minimize the risk of dissemination of legionella bacteria. The guideline includes recommendations for cleaning and disinfection.

According to the CDC, answer yes to one of these four questions and you are required to implement a building water management program to reduce the risk of Legionella growth and spread.  Additionally, individual devices may require a water management plan (see below).  

Legionnaires' disease bacteria (LDB) cannot survive without water, and a properly operated, well-maintained HVAC system is unlikely to be a source of problems unless water contaminated with the bacteria enters the system.  

Air conditioning units without humidifiers have not been identified as sources of LDB.  For a Legionnaires' disease outbreak to be linked directly with the HVAC system, LDB-contaminated water must enter the system, be aerosolized, and be delivered to building occupants.

Failing to properly use and maintain electric-powered tools causes thousands of cuts, punctures, pinches, amputations, and electrocutions each year. Tools can seriously injure or kill the user if not properly maintained or used. Everyone who uses tools must learn to recognize the hazards associated with the different types of tools and the safety precautions necessary to prevent those hazards. The Occupational Safety and Health Administration has specific rules for using electric-powered tools. Following these guidelines, along with using your own good judgment will help keep you safe.

HEAT ILLNESS CAN BE DEADLY.

The body normally cools itself by sweating. During hot weather, especially with high humidity, sweating isn't enough. Body temperature can rise to dangerous levels if you don't drink enough water and rest in the shade. You can suffer from heat exhaustion or heat stroke.

In 2015 alone, industry reports showed 2,630 workers suffered from heat illness and 18 died from heat stroke and related causes on the job. Heat illnesses and deaths are preventable.

Trenching and excavating can be one of these hazards when not complying with the trenching and excavation requirements of 29 CFR 1926.651 and 1926.652 or comparable OSHA-approved state plan requirements. Two workers are killed every month in trench collapses. An excavation is any man-made cut, cavity, trench, or depression in an earth surface formed by earth removal. A trench is a narrow excavation (in relation to its length) made below the surface of the ground. In general, the depth is greater than the width in a trench excavation, however, the width of a trench (measured at the bottom) is not greater then 15 feet. 

General Trenching and Excavation Rules

• Keep heavy equipment away from trench edges.
• Identify other sources that might affect trench stability.
• Keep excavated soil (spoils) and other materials at least 2 feet (0.6 meters) from trench edges.
• Know where underground utilities are located before digging.
• Test for atmospheric hazards such as low oxygen, hazardous fumes and toxic gases when > 4 feet deep.
• Inspect trenches at the start of each shift.
• Inspect trenches following a rainstorm or other water intrusion.
• Do not work under suspended or raised loads and materials.
• Inspect trenches after any occurrence that could have changed conditions in the trench.
• Ensure that personnel wear high visibility or other suitable clothing when exposed to vehicular traffic.

New Standard to Help Minimize the Risk of Legionellosis

This summer, the American Society of Heating, Refrigerating and Air-Conditioning Engineers, Inc. released ASHRAE Standard 188: Prevention of Legionellosis Associated with Building Water Systems – a new standard requiring that facility owners and managers implement stronger safeguards via proactive risk assessment and risk management practices aimed at preventing Legionellosis from being contracted in commercial, institutional and industrial buildings.

If your existing packaged rooftop air conditioning units (RTUs) meet the following criteria then a VFD Retrofit Upgrade should be considered:

1. Existing RTUs have greater than 7 tons cooling capacity and are less than 10 years old 
2. Existing RTUs have constant speed fan control 
3. Existing RTUs are in good working condition with an expected additional lifetime of 5 years or more (if not consider early retirement and replacement)

The sole purpose of a VFD RTU retrofit is simple: decrease energy consumption and maintain or increase occupant comfort and environmental conditions.

BUILDING VENTILATION: WHEN, WHY, & HOW

Building ventilation is the circulation of air throughout a building.  Building ventilation is one important factor affecting the relationship between airborne transmission of respiratory infections and the health and productivity of workers.  

HOW TO SET UP A SUCCESSFUL RTU PLANNED REPLACEMENT PROGRAM:

A successful planned RTU replacement program saves energy and avoids costly emergency replacements. This approach allows standardization of equipment features, streamlines the process, reduces costs, and provides higher quality results.

HVAC Budget Season is Upon Us ... 

It’s that time of year when Facility and Property management begin next year’s HVAC budgeting process. Organizations with traditional, calendar year budgeting cycles typically begin number crunching from July to November.

When to Retrofit with Advanced Controls:

CES looks for opportunities for increased energy efficiency with electrical and mechanical systems. If your existing RTUs meet following criteria then a VFD Retrofit Upgrade should be considered.

• Existing RTUs have greater than 7 tons cooling capacity and are less than 10 years old 

• Existing RTUs have constant speed fan control 

• Existing RTUs are in good working condition with an expected additional lifetime of 5 years or more (if not consider early retirement and replacement)

"SUSTAINABILITY-HOW THE FACILITIES TEAM CAN CONTRIBUTE" is a 2012 PRSM document authored by Kirk Beaudoin, LEED Green Associate, FMA, RFMP.

The examples noted in this paper are a compilation of the many programs and standards modifications that were executed over the years in efforts to become more sustainable, energy efficient and more recently to earn LEED credits in conjunction with new store construction.  The following are only two of the recommended best practices relating to HVAC.

HVAC Quality Installation Specification, ACCA Standard 5 2010

Air Conditioning Contractors of America (ACCA) Standard 5 details the nationally recognized minimum criteria for the proper installation of HVAC systems in residential and commercial applications.  This Standard applies to HVAC equipment and components being installed in residential and commercial buildings.

The Standard focus areas for quality installation include: design,  equipment installation, distribution, and system documentation and owner education aspects.  Building owners and operators and residential consumers need to be informed of the links between comfort, humidity levels, utility bills, and indoor air quality with a proper HVAC system design and installation.

Standard Practice for Inspection and Maintenance of Commercial Building HVAC Systems

The HVAC system is the single largest user of energy in your building, making it one of your biggest monthly expenditures.  If it is not maintained in proper working order you will be sacrificing indoor comfort while seeing increased power usage, and will likely incur higher repair costs and premature equipment replacement costs.

What is the Advanced RTU Campaign?

The Advanced RTU Campaign (ARC) encourages commercial building owners and operators to replace their old RTUs with more efficient units or to retrofit their RTUs with advanced controls in order to take advantage of these benefits.

RTU Retrofit or Replace?

New technologies for replacement and retrofits of existing rooftop air conditioning units (RTUs) offer tremendous savings opportunities. To help take advantage of those opportunities, DOE’s Advanced RTU Campaign (ARC) has developed a set of resources built around a streamlined RTU evaluation methodology.  

CES applies this proven methodoligy into its HVAC Planned Replacement Programs.  Use this checklist to determine if your building is a good candidate for an HVAC retrofit or replacement:

The fifth edition of the Florida building Code takes effect on July 1, 2015 (click here for analysis paper). 

New buildings will have to be 19% more energy efficient when completed to current building design permit requirements.  

Additionally, commissioning reports will be required effective July 1, 2015.  New Energy Codes required large HVAC tonnage and buildings that hit the 50% value improvement to bring the entire building up to current code.

The owner becomes a communication hub between the design/construction team and the code official responsible for granting the certificate of occupancy.  Since getting a CO is usually a time critical constraint, it is important that the process not get unintentionally delayed by an owner that isn’t aware that the code mandates their involvement in the process. 

Each year the Central Florida Chapter of Associated Builders and Contractors, Inc., sponsors a special awards competition for commercial and industrial contractors to recognize the outstanding craftsmanship, planning, and coordination efforts to produce the superb construction projects being built by Central Florida ABC member firms.  

The Excellence in Construction Awards consists of two programs. The first program is designed for general contractors, who enter the entire construction project, which may consist of a single building; multiple buildings and projects, such as a resort; an interior build-out; or a renovation of an existing building.

The specialty contractors also compete for their achievements in their specific trade. The project entries they submit are judged on outstanding coordination efforts, challenges successfully overcome, project complexity, custom materials, and the quality of individual craftsmen accomplishments for each submitted project.

Each project is evaluated by a panel of judges represented by a cross-section of the industry, including local design professionals who either visit and tour each project or determine the score based on a presentation and awards entry book.

Doubletree by Hilton Orlando Sea World retained CES to perform an air-cooled chiller replacement at their International Drive resort. CES partnered with Sims Crane Orlando to provide a 350-ton crane to accomplish the lift. The project required significant coordination between CES and resort staff to assure a safe project.
